The hotel was very welcoming and everything was clean and well looked after. I stayed in Apartment A by the swimming pool and was given a lovely corner room that overlooked the pool. They offer free coffee with a really nice coffee machine, and the breakfast was also really yummy. It was about a 15 min walk over into old town, so it was in a quiet area but close enough to get to the markets and coffee shops ect. The staff were very friendly and the rooms were modern and well kept. Id highly recommend this hotel and would definitely go back again :)

A clean quiet comfortable hotel with thoughtful kind staff. Within walking distance of old town as well as an upmarket supermarket and restaurants. Nice pool, very good breakfast ! We were in B block -the bigger rooms are in A and overlook the pool but we liked the quieter building and the room was fine for us. I would definitely stay again.

The guy at the reception was waiting for us outside the property and helped with luggage 🧳 Our room was in another building across the road about 50m from the pool and main reception. Cool place, quite friendly I would rate this property even higher if they have a bar or anywhere to get some drinks while you're at the pool... they just serve breakfast till 11, and after that, apart from the reception guy, there is nobody around

We were in building C which is 65m from the pool, and we were glad about that. It was out of the way, quiet, nice neighbours and there was a communal kitchen that you could use if you wanted to cook. The garden area also had free tea, coffee and water round the clock. If you stay in a pool room, there's lots of noise from that, so it suited us perfectly.

The room was super cozy, the staff were really supportive, the pool area is small yet the view is worth it. The cocktails by the pool are super nice and it's in the heart of Nimman, everything was like 1 min away walking distance, the area is very lively and super safe which made us love it even more, the staff are present on the front desk 24/7 which shows the good level of service this hotel provides

We have stayed here 2 years ago and extended our stay this time around. Lovely hotel, great location. Roof top pool is beautiful with the most stunning sunsets. Staff were friendly. Renovation work ongoing at present to create a bar area near the pool i believe, should be finished soon.

Also short walk to Maya shopping mall •Parking is indoor, just down the basement -very short walk up to lobby •Room was very stylish, clean, and quiet despite being next to tourist spots. •Washroom was good, got everything I needed. •Staff were very friendly and polite. We had a great stay at Ama's House. Check in was very efficient and the staff were really friendly and helpful. Our room was a good size and clean and comfortable, with a lovely bed. The location was fantastic with lots of great bars and the night market on the doorstep, but we never struggled to sleep as it was very quiet inside the hotel itself. The pool and bar on the rooftop were fantastic with great views over the city.

Great spot near the night market and old city! The room was exactly what I expected—clean and comfortable. The rooftop pool was a nice surprise—usually empty, which was perfect for some quiet time. No breakfast, but that wasn't a big deal for me. Ross and her team were super helpful, making the stay smooth. Definitely recommend this place if you're looking for a solid hotel in a convenient location.

Very comfortable and quiet boutique hotel with well-appointed room. Friendly and helpful staff, with very quick check-in. Big shower with good water pressure. Nice open plan vanity/bath area, and lots of storage space. Small rooftop pool with a couple of loungers if you're looking to relax without being disturbed. Easy walking distance to the night market, and Sunday Night Market on Walking Street. Some good live music bars nearby (The A Ter and Melodic).

Room is clean and spacious. Bed is big and comfortable. Swimming pool is nice and quiet. Staffs are friendly and helpful. Near to night bazaar with lots of shops and food.

An oasis in Chiang Mai. The hotel is breath taking and the staff is very friendly. They thought of every detail to make our stay comfortable and memorable. Room was beautiful, pool was great, and food was delicious. Absolutely worth it! One recommendation is to add more photos of the main pool to the website. So much nicer in person.

This place is nothing short of swoon worthy. It met our expectations and beyond, and was truly a dream place for our honeymoon. It’s right in the center of everything and really close to Wat Phra (which was very worth an early morning trip), and easily accessible to the Sunday walking street and everywhere you need to go! Also really easy to get anywhere by tuk tuk. The inside house also had amazing breakfast included with fresh juices, and a pool that was so nice where you can order drinks poolside. Highly recommend staying here, especially for couples!!

We stayed at water fall pool suite- nice size heated pool with large deck area and outside shower. The afternoon tea served between 1-5 pm was great! Staffs are all very friendly and service is excellent.

Very helpful and friendly staff, approachable and always eager to help. Special mention to 'Fang' from the reception and 'Best' from the restaurant. The daily breakfast at the restaurant was also tasty, the Lanna breakfast and the eggs benedict were well prepared and delicious. Rooms were spacious and beautiful, some come with private pool too. An excellent experience and we'll be back!

Our room was just amazing, spacy with large and comfortable bed, clean bathroom and lovely bathtub at the balcony. All the food we had at this hotel was very delicious and we also appreciated swimming pool that was just perfect after exploring hot Chiang Mai. The location is very convenient.

From the moment we arrived to our checkout, an excellent experience. A warm welcome upon arrival and the rooms are clean, comfortable and very well appointed. Bathroom spotless and an awesome shower!! Fresh fruit, water and coffee is available all day. Breakfast was tasty and had a great selection of local and western options. Nice pool and nice areas to sit with a glass of wine. Staff are very friendly and attentive to your needs. Great location close to the Thapea Gate and various restaurants and shopping. Highly recommend.

This might be the best hotel experience of my entire life. Every day we had wonderful breakfast with a variety of delicious foods (both western and Thai). There’s access to cold water and fruit all day (amazing!). The pool was clean and refreshing! The staff were lovely, helpful and welcoming. The room was beautiful, the A/C worked well, the bed was comfortable, the bathroom was clean and had great water pressure.

The hotel is sustainable and, for example, uses reusable glass bottles, which I loved! The breakfast was delicious and very tasty. The room was comfortable and clean. The location is probably the best in town, as it's right in the center, making it easy to walk to the main attractions in Chiang Mai old town. On Sundays, the local Sunday market is literally just around the corner. Additionally, the pool was very nice and opens early in the mornings until 10 pm. Last and most importantly, the staff at POR was super friendly and helpful, always smiling and ensuring that you enjoy your stay.

The rooms were very modern and clean, staff were so friendly and helpfull, pool was very clean and breakfast was so delicious. I would definitely stay here again. We had the loveliest time and the location was perfect too. So closr to the Sunday market!

A delightful hotel with a charming reception area, a lovely pool and our room was large and tastefully decorated. The balcony was a lovely addition overlooking the pool area. The breakfast was mostly 'a la carte' with some buffet options. There was a night market within walking distance which I would highly recommend visiting. The cocktail bar near the pool was great for pool side drinks.

Everything was perfect! From our arrival to departure, they treated us like royalty. It's definitely the best hotel experience I've ever had. Room was spacious, clean, and relaxing. Staff were very friendly and super accommodating. Bar next to the pool had some of the best and unique cocktails! Pool itself was clean, large and relaxing. The jacuzzi was also nice. In general they really thought about the small details for your stay (such as sandals for the pool). We ordered room service one night and it was delicious!

Newly constructed, beautiful and tastefully decorated boutique resort. Excellent facilities in the rooms with meticulous attention to details. Breakfast was fantastic and the restaurant food was great too. Huge pool with jacuzzi and great views. Excellent poolside bar with a very talented bartender who makes the most delicious cocktails. Must try! Location was within walking distance to the night market and riverside with lots of nice bars and restaurants close by (the River View Bar nearby was fantastic). Few minutes taxi ride to get to the old city centre.

The hotel is clean and comfortable, elegantly decorated, rooms are spacious. There is a big swimming pool with a pool bar. The breakfast has a varied and fresh buffet and you can order a la carte as well for omelettes and local delicacies. For a little extra, they arranged our transfer and washed our laundry. My husband and I were very pleased. Highly recommended!

Very good range and quality of breakfast offering. Staff very helpful with all arrangements including booking extra tours. We stayed in three different rooms at different times and all very well appointed with helpful extras. Pool great to use and pool side bar very pleasant. Very close to river and night market but immediate area quiet, really good location.

The hotel was very presentable, clean and all the staff were super friendly. They helped us find a private driver to take us to Doi Suthep, gave us recommendations for swimming pools in the city and restaurants. We wanted to extended our stay and they accommodated us no problem. Location is in the old city which we preferred as it’s full of nice cafes, restaurants and temples. We walked to the night market one night and it was so chaotic it was nice to retreat back to Lee Chiang!

For me breakfast was perfect! If someone is looking for a buffet variety- this is not it. But if someone is looking for a freshly made eggs, yummy yogurt, excellent fruits and veggies, and my fav - breakfast sausages - this is the place! The only thing they were lacking was fresh pastry and barista style coffee, but even their pot coffee was of a very high quality! This is about breakfast. Now, about the hotel itself - it is super cozy, gives you home feeling, relaxed vibe, situated right across from one of the biggest temples. Don’t be scared by a bit of run down surroundings - I made friends with a nice old lady who runs a minimart next to a hotel, and we used another nice old lady who runs laundry on the corner old the time - they delivered your washed and folded clothes right to your hotel. And finally, the staff in the hotel - starting from the manager to the very last maid - friendly, helpful, but without any subservience - I am not sure how exactly to describe it, but they are your friends, they love their city and want you to get to know and fall in love with it too! The things they recommended us to do - it was really unforgettable experience!

It is a nice and cozy hotel inside the walls of the city. It was very quiet. The room was nicely furnished, very clean and comfortable. The breakfast was delicious and the breakfast room so nice. The terasse is wunderful and you can get bicycles for free. The owner was caring, friendly and very helpful. We even got a late check out. It was a perfect stay and we loved the hotel very much. We felt like at home.

The staff were very friendly, helpful and attentive. The manager helped us plan our activities, explained the area and even gave us a complimentary breakfast. The room was spacious clean and comfortable with nice touches and a good view of the nearby hills. The bathroom was fairly standard but very clean. The location was great, very central with all Chiang Mai's attractions within walking distance and lots of nice cafes. Would stay here again in a heartbeat.

This is a very nice hotel in a great central location in Chiang Mai, Thailand. It is a short ride from the airport and within the old city walls. There are a number of restaurant choices within walking distance as well as a couple of 7-11 stores and a laundromat if needed. The staff is friendly and helpful and spoke enough English for us to communicate with them. The owner even came and checked in with us each day and knew who we were by name. The hotel was clean, the beds were comfortable, and the service was excellent. They also have a delicious breakfast daily with both western choices such as eggs and sausages and Thai choices. We were there during the Lantern festival and one day we came back to our room to find a lantern and parasol on the bed with information on the festival. On check-in, they provided us with a map and a printout of activities happening throughout Chiang Mai during the festival. This was above and beyond what we expect from a hotel, but it was much appreciated. We found this to be one of the nicest hotels we had booked during our stay anywhere in Thailand and we will gladly stay there again if we find ourselves back in Chiang Mai in the future.

Great hotel with really comfortable beds. The room was clean and agreable and the pool area was nice as well. There is a nice atmosphere in the lobby with acoustic music playing and table near the pool to relax. The pool was refreshing and clean. Bike were available for free so it was easy to go in the city center.

Very pleased with this hotel. It's small and quiet. We like to swim in the pool and relax around the pool. The ladies at the front desk are the sweetest. The rooms are comfortable and very clean. No smell in the bathroom. We are staying a total of couple of weeks and so glad to find this place. Very good rare. Walkable to all the action.

Chirin Home is across the river, so a 30-minute walk to the Old Town but only 10 minutes to walk over the bridge. The taxis are cheap and easy to get. The pool is small with very cold water (refreshing!), but a lot of people were smoking around the pool. The rooms are excellent, the beds very comfortable and the air conditioning is very good but the WiFi in my room wasn't very good. The staff are fantastic and overall, I would recommend this hotel.

The rooms were very spacious and clean, they have cleaned our room daily. They had coffee in the room, kettle, shampoo, soup and other things that you may need during your stay. They even have a little bar were you can purchase coffee and few snacks as well as other drinks too. They have a pool which is very nice, and they do also offer bike rental. The staff were very friendly and helpful. We had an amazing stay here, and the location is perfect. Highly recommend!

Coffee shop downstairs was perfect. You can also get some yummy snacks at affordable prices. 5.) Free bikes were available. But you can easily walk to the night market, 7-11, super market and restaurants in the area. it about a 5 to 7 minute walk away. 6.) The staff was amazing! So helpful with all my questions. 7.) I like that they have a sitting area downstairs by the pool, reception and coffee shop.

We stayed at the Makkachiva for 7 nights and we had a great time. Every single member of staff was a star but I must give a special mention to Phueng who took care of us at breakfast each morning. Her smiley face and incredible service was a joy, thank you Phueng. We had a 4th floor room overlooking the street which was great, being able to watch the sun set each evening. The hotel also has an AMAZING collection of Thai art adorning every wall, there are many incredible pieces. We had the joy of being here at Songkran and the staff gave us a special welcome home that day. The hotel doesn't have a pool but for 200 Baht each we got a day ticket to Chimes around the corner. If you are looking for a hotel that's central to old town Chiang Mai that is beautiful, comfortable and has great staff I recommend the Makkachiva.

The location is very good, easy to visit famous sight seen spots, only 10-20 mins walk then we arrived Wat Chediluang or Wat Phra Singh. The neighborhood is safe and convenient, it's close to 2 schools and temples, where also has night markets on Sunday, and there are some local restaurants and shops. The hotel is very clean and full with green plants and art pieces. The hotel staffs are very helpful and kind, who helped me to made a reservation with the restaurant and kind to explain the decoration with me. I love their breakfast, it's not buffet but they serve good and delicious meals every morning, the vegetable and fruits are fresh and selected with good quality. My birthday was during my stay, the hotel staffs gave me a birthday surprise at the breakfast who made my birthday so special. The room is very clean and size is big and comfortable, and it's good value for the price. I'd love to stay there again on my next trip to Chiang Mai.

The hotel is absolutely gorgeous, with decoration in dark wood and Thai motives, and a very relaxing and welcoming atmosphere. The room was spacious and extremely clean. You cannot wear shoes inside the hotel (only hotel slippers) and that makes it feel cleaner too. The breakfast is not buffet, instead you choose a breakfast set from a menu. They have 4 or 5 Thai sets and a couple continental ones (eggs, bacon, etc). Breakfast is served until 12, which allowed us to go out, visit the city during morning and come back for a late breakfast (or early lunch), and trying the Thai breakfast sets (noodle beef soup - undescribably delicious). The location is superb - walking distance from everything in old town (if you can tolerate the heat!!).

i loved that it was a boutique hotel. small and intimate. you entered and accessed your room right-away. the breakfast that was included was insanely good- lots of selections and grateful for our waitress, Puhg who always took such good care of us. she always remembered that i take 2 cups of coffee and water. the staff- Fon & Fah were always more than helpful in helping us plan tours, taxi and had the best restaurant selections. Always felt at home, is what you get from these smaller boutique hotels. the staff was just amazing and i couldn’t thank them enough for the care they always provided. the location is another great reason to stay here. it’s centrally located to many shops, temples, restaurants and bars. walking distance to anything. i would highly recommend this place to anyone. get the room with a balcony- the views of people passing by and flow of the city is nicely appreciated. we rented a tuk tuk for a few areas we couldn’t cover by foot.

If you are looking for a perfect spot to spend time in Chaing Mai…this is it! The hotel is so beautiful and peaceful located in the heart of the city. The staff were wonderful and made our stay so enjoyable- the breakfast was amazing with a large variety of choices, the location allows you access to temples, restaurants, shopping and bars without needing a taxi as it is all walkable. We loved our stay and will come back here next time.

Stayed here with my adult daughter for 4 nights in early July. We were delighted with our spacious twin room next to the swimming pool, with its own little seating area. The swimming pool itself was delightful - clean, well maintained and surrounded by lush greenery, with a view of the adjoining temple. The staff were exceptionally helpful and friendly, nothing was too much trouble. Excellent breakfast every day. Very good value for the centre of the city, with everything within easy walking distance. I would definitely come back here and would definitely recommend.

Great location next to Tha Phae Gate with the Sunday night market held in the street outside. Very friendly and helpful staff. The room big and clean with balcony overlooking the pool. The beautiful pool just big enough to swim up and down in. We were able to get one of the 12 sunbeds whenever we wanted one. Breakfast offers a choice of a cooked egg dish brought to your table alongside typical buffet of fresh fruit, pastries and heated Thai food. A lovely hotel we would definitely stay again.

The location is within walking distance to the amenities and main attractions in the Old Town. Staff are friendly and helpful. The room is clean, well-maintained with the colonial-modern interior. The pool is small but is shady so even if we swim at 2-3pm, it’s not too sunny. Our room balcony is facing the pool. With the price paid that includes the privacy and breakfast, I would say it’s value for money.

We loved this hotel! The staff and facilities are great - most rooms face the pool in a central courtyard where there is also a pool bar and a restaurant. The hotel location is perfect and everything is easily accessible. The breakfast is huge and tasty and has great variety. The room was beautiful and every detail was thought of.

We loved the quaint, home style feel to I Lanna House. The room was small yet comfortable with all the amenities you could need. Although cool, the pool was refreshing for a quick dip. We never left breakfast hungry!! The staff go above and beyond and so we loved the hospitality. We were able to leave our bags whilst travelling to Pai for a few days and upon return we were offered use of the outside pool shower, towels, coffee and snacks. All which made our onward journey to Bangkok more comfortable.

Stayed for three nights with my 13-Year-Old daughter. Great location, close to everything but tucked away and quiet on the edge of the downtown core. The staff are lovely, the beds are very comfortable, and the rooms clean and well appointed. Breakfast was included and good, with fresh brewed coffee, juice, fresh fruit, pastries, tea and your choice of things like scrambled eggs with sausage. The pool is small but cool and a great spot after a hot day touring.

Extremely friendly, attentive, and helpful staff, especially Art. The hotel was super clean, close to everything, comfortable beds., very safe area. We particularly loved the coffee, tea and snacks available anytime and the delicious breakfast. The lobby, pool, breakfast area was very relaxing and the perfect place to enjoy a coffee while waiting to be picked up for a tour.

I loved the friendly staff and the new and clean facilities. The salty water pool is cozy and clean and the little garden is quiet and welcoming after a long day of walking the town or hiking. I loved the little solarium and the free water, coffee, and fruit all-day service. The location is close to everywhere within walking distance and very easy and cheap to reach by Grab or taxi.

Hotel was very clean. We had great sleep as it is very quiet during the night. Hotel is close to the Sunday night market and around 20 minute walk from Wat Phra Singh temple. Staff is very lovely and helpful. They even helped us book and organize elephant sanctuary tour. Breakfast was very good with various options. There is a nice small pool that looks clean but we didn’t have time to try it as the weather wasn’t great during our stay.

Location is very clean, modern, not in a noisy neighborhood but close to everything. Really great location in the very centre of Chiang Mai and near to all you would need during your visit. The staff were friendly always and a great breakfast available too. An amazing hotel, very clean, staff are amazing, breakfast was very nice and the free juice and snacks were loved. The pool is clean and fresh pool towels to use. After 9 Months of traveling this was an amazing last destination and the staff made our stay even better with recommendations and a free upgrade. Best stay in Thailand we had. Beautiful, spotless, spacious rooms and a great pool. Breakfast was good, you get a sausage, egg, croissants, ham and salad. And each day there is a different thai side meal (like mango sticky rice). The best thing about the hotel is definitely a very helpful and friendly staff. They are amazing especially Mimi on the reception who was absolutely amazing, friendly and helpful. Highly recommended.

Room was the best we had had in Thailand so far in our travels, bed so comfortable and good facilities in the room and hotel in general, including pool and kitchen area at front desk. it’s unique and authentic my kids really loved the turtles in the pool. our villa was spacious. everything was made of wood and special. the hosts were amazingly nice and booked trips for us. breakfast was great! really special environment in this unique hotel

We can highly recommend this accommodation. The location is very central in the old town of Chiang Mai and yet very quiet, so you can retreat to this little oasis to recover from the tourist crowds. The hotel is family-run and the owners are very friendly, attentive and always ready to help. The entire complex is very clean, lovingly authentic and personally furnished. The rooms / villas are very spacious, the beds very comfortable and the breakfast with European and Thai dishes very lovingly and tastily prepared. Good restaurants nearby. We would stay there again at any time.

I cannot say enough good things about this property! We LOVED it here! The rooms were cool and comfortable and funky and just so fun to stay in! The food was delicious! The staff was incredibly kind and helpful!! It felt like we were staying in a little jungle oasis in the middle of the city which was perfect for us! Jeab was amazing to work with from the ride from the airport to teaching us how to properly use the toilets to helping us plan our activities and finding us a driver when needed and getting us back to the airport on time. She was always available with a smile and to help answer any questions and guide us in the right direction. The property is located close to some great food and pretty temples. But also located on a dead end street which keeps it very quiet… except for the local rooster and birds but we loved hearing them so it didn’t bother us. I wish we could find accommodations like this everywhere we travel! This is my new high bar!!

We requested a ground floor room with pool access which was lovely, but probably did not utilise the access to the pool enough to warrant it. The a la carte breakfast was excellent on both mornings - especially the fruit platter. The complementary ice-cream, water and nibbles were a nice touch . The staff were very helpful and friendly. Great location

The location in the old town was perfect for a brief stay - walking distance to temples, many bistros/restaurants and retail shops. The hotels decor, esp the lobby is striking . Our bedroom ( ground floor) was very comfortable . I particularly liked the dble French doors leading directly to the courtyard pool . Breakfast was delicious , buffet and a la carte. Staff were friendly and very helpful.

Lovely hotel in the centre of the old town in Chiang Mai. Good walking distance to many cafes and restaurants. The room was a good size, comfortable and clean with nice little balcony overlooking the pool. Stylistically the place was done out in simple black and white decor which was lovely. The dining area in the courtyard was a great place to sit and have breakfast or a drink. The staff couldn’t have been more helpful or friendly and we were presented with many free extras such as night time tuk tuk tour, massage and happy hour with free drinks daily.

From the moment we arrived we were attentively taken care of in this beautiful hotel, the staff is knowledgeable, helpful and genuinely friendly. The hotel itself offers a setting blending references to both lavish Thai elegance and English colonial grandeur, an engaging sense of history. We had a spacious room with a balcony overlooking the pool and plumeria trees which was comfortable and quiet. We travel a lot and the 99 Heritage Hotel is one of our all time favorites.

The hotel is a lovely smaller property and has been renovated and appointed in the style of the original building. Breakfast was very good with lots of choices and cooked to order if you want. Also the complimentary refreshments in the cosy area by the pool were also great. The thing for us that made our stay memorable was the staff who without exception were so friendly and went out of their way to help whenever they could. When we go back to Chiang Mai we will be staying here again if we can.
